The UAE doesn't tax your rental income. The IRS still does.
US citizens and green-card holders are taxed on worldwide income, wherever they live. Rental income from a Dubai property is generally reportable on Schedule E of Form 1040, and gains on disposal are reportable too.
Foreign real estate held directly, not through a foreign entity or financial account, generally isn't itself a 'specified foreign financial asset' for FATCA Form 8938 purposes. But rental proceeds landing in a UAE bank account can bring FBAR (FinCEN 114) and Form 8938 reporting into play once your balances cross the relevant thresholds. This depends on your specific structure, so confirm it with a US cross-border tax adviser before you buy, not after.
The UAE isn't party to FATCA's reciprocal CRS exchange the way EU countries are, but UAE banks report US-linked accounts to the IRS under FATCA directly. Assume full visibility and structure around it. Don't rely on informal assurances that a foreign account is 'off the radar,' because it isn't.

- Confirm your US bank's international wire limits and source-of-funds documentation requirements before you need to move money quickly.
- Get same-day FX quotes. The USD/AED rate is pegged, but bank spreads and wire fees on international transfers still vary a good deal.
- Verify the receiving escrow account directly with the developer or your conveyancer by phone before wiring. Don't rely on emailed bank details alone.

Emaar's marketing describes most earlier phases as sold out, with these among the final plots before a wider public launch.

The previous version of this site attributed PASSO to Omniyat. The developer of record is BEYOND Developments. That correction, and the developer name generally, still needs independent reconfirmation against the current Oqood/Trakheesi listing before I'd call it settled.

Do I have to report a Dubai property purchase to the IRS?
Rental income and capital gains generally need to be reported. Direct real estate ownership is treated differently from foreign financial accounts for FATCA purposes. Get this confirmed for your specific situation by a US cross-border tax adviser, and see the tax section above for context.
Can I get a mortgage from the US to buy in Dubai?
Most non-resident buyers use cash or a UAE bank mortgage instead of US financing, typically capped at 50 to 60% loan-to-value for non-residents on ready property, lower on off-plan. Ask about current terms directly.
How do I verify the broker and developer are legitimate from the US?
See the verification section below. The RERA broker number, Trakheesi permit and escrow account can all be checked without being in the UAE.
